How Long Does It Take To Process An Application? Expand

It will take approximately two weeks to process an application. Applications for both rental units and homeowners will have three main areas reviewed; credit history, criminal background and current income.

Is There An Application Fee? Expand

Yes, there is a $50 application fee per adult. All adults are required to go on the lease and become a lease holder. There are a few instances where an adult may be exempt from becoming a lease holder. If an adult is exempt, there will be a $35 fee to run a back ground check before allowing the adult to become an occupant. Payment will only be accepted in the form of a money order, debit or credit card.

How Long Is The Lease? Expand

An initial rental unit lease will be for 12 months, then it will drop to a month to month lease. When on a month to month lease, the lease holder(s) or the land lord may terminate with a 60 day written notice. A notice always starts on the 1st of the following month. A homeowner lease is always a five year lease and will never become a month to month or 12 month lease.

Are There Any Income Requirements? Expand

Yes, there are income requirements. Established limits must equal 3 times the amount of the yearly rent, based on which unit being applied for. Only income from what we deem as a stable source will be counted. Not all sources qualify as stable income, e.g. under-the-table funds, unemployment checks or Section 8 vouchers.

Are Pets Allowed? Expand

Yes, in most cases. However, pets are permitted at the sole discretion of the Property Manager. Established guidelines have been set at one pet per rental and up to two pets for a homeowner. There are times when a renter may, with approval, have two pets. All renters, not homeowners, must pay an additional pet security deposit equal to one month’s rent. Rottweiler, pit bull breeds, or the aforementioned dogs’ respective mixes, are not allowed in this private community.

Is There A Waiting List? Expand

No, we do not maintain a waiting list. All units/sites are rented on a first come, first serve basis.

How Can I Find Out About Homes For Sale? Expand

The only homes for sale, in the community, is by current homeowners. Homes may be offered through a private sale or listed through an agent. At this time, the community does not list homes for sale.

Is There A Rent-To-Own Option Available On A Community Rental? Expand

No, the rentals are not available as “Rent-To-Own”.

Do you accept cash? Expand

Under no circumstances is cash accepted by the community office, maintenance office, employees or pool attendants. This is a “No Cash” establishment.

How Can I View A Rental? Expand

A rental agent is available to show homes Monday – Friday, 9 a.m. thru 4 p.m. and Saturday, by appointment only. It is advised to call ahead to make sure a rental is available. Make sure to bring your proof of income with you, e.g. last two current pay stubs, Social Security benefits letter. If the income cannot be substantiated to meet the minimum requirements, you will not be taken to view homes.

Do I Have To Obtain Renters Insurance? Expand

Yes, all renters are required to have a policy in place no later than by the day the lease is signed. Once you are approved, your rental agent can give you further information on this.

Can I Sub-Lease? Expand

No, a renter nor homeowner may assign, rent, sub-lease or otherwise turn over a home, site or boat slip to anyone without prior written approval from the Property Manager.
